Whisper's Ranch is an exclusive property where every guest reservation is both important and special to us. Our policies are in place for the comfort and safety of all guests. A reservation made indicates that you agree to follow these policies.
All rates are single or double occupancy, per night. An additional person is permitted in the Ranch Suite only, at a cost of $25/night.
A major credit card is required to secure your stay. Your credit card will be charged at the time of reservation.

Tax Rate: Arizona Lodging tax is 7.6%.
Additional Guests: Website rates are for 1-2 adults. There is an additional charge of $25 per person for additional guests in the Ranch Suite. Rooms accommodate two adults, except the Ranch Suite, which can accommodate a third person.
SMOKING: This is a nonsmoking facility. Smoking is NOT permitted inside the house. There is a designated smoking area near the first floor porch. We ask that guests be mindful of nonsmoking guests entering/exiting the house. Please do not throw cigarette butts on the ground. Guests who choose to smoke inside the house will be assessed a minimum $250 cleaning fee for each room that smells of smoke. This is for the comfort of guests who have allergies, as well as the safety of the National Forest. Individuals who start a fire in the National Forest are responsible for the cost of extinguishing the fire.
CHECK-IN: between 6-8pm, check-out at noon. If you are planning to arrive or depart at other times, please notify us 24 hrs in advance. As a courtesy to your innkeepers, please plan your travels to arrive at our location no later than 9pm. Guests who arrive significantly outside of the pre-arranged check-in time may not be able to immediately access their rooms. "No-shows" and late cancellations are not eligible for refunds. PLEASE CALL FROM SONOITA TO ALERT US THAT YOU ARE ON YOUR WAY. IF YOU REACH AN ANSWERING MACHINE, LEAVE A MESSAGE INCLUDING YOUR NAME AND ANTICIPATED TIME OF ARRIVAL. THE INNKEEPERS DO NOT LIVE AT THE B & B, AND ONLY KNOW A GUEST IS ON THE WAY WHEN THE GUEST CALLS. JUST SHOWING UP ON THE DOORSTEP WILL BE A PROBLEM!
"Early Check-in": We try our best to accomodate guests' special needs. If you would like to check in prior to 6-8pm, there is a $25 early check-in fee. If you arrive early without notifying us in advance, there is a possibility that no one will be present to let you into the house. The same early check-in fee applies. We are a working ranch. To accommodate early check-ins, we typically have to restructure our day, including rushing to clean the house after previous guests depart. It is becoming a hardship to do so then have the guest who requested "early check-in" not show up until 8pm. Please inform us 48 hrs in advance of your desired check-in time. Call when you are on the way from Sonoita. We can only wait 30 minutes for your arrival. If you miss your check-in time, we'll see you between 6-8pm. Sorry, no refunds on the early check-in fee.
DIRECTIONS: From Tucson, follow I-10 toward El Paso. Exit at 281, Sonoita Highway 83. It goes in only one direction from there, which is south. Follow approx 45 miles to Sonoita. Once you arrive in Sonoita at the intersection, keep going straight on Hwy 83 to Mile Post 15. The B & B is on the right side of the road shortly after the mile marker sign, next door to the animal sanctuary.
MEALS: Breakfast is provided as part of your stay. If you are interested in other meals such as lunch to go or dinner, please notify us in advance so arrangements can be made. We are not a full service restaurant and therefore can only be prepared to serve additional meals when prior arrangements are made.
Rates/policies are subject to change and vary during high impact periods and special requests.
PETS: For the comfort of all guests, pets are not permitted.
CHILDREN: Children over age 12 are welcome with parental supervision. Younger children permitted only if the whole house is rented. The house has internal stairs and external hills/drop-offs that require children be supervised at all times. Parent assumes the risk when their child causes damage or becomes injured.
CANCELLATION POLICY: Your credit card will be charged the full amount of your stay at the time of placing your reservation. Cancellations made 14 days in advance of your check-in date will receive a refund. Cancellations less than 14 days in advance of your check-in date or "no-shows" are not refundable, and gift certificates are not issued. We are a small B & B. Every reservation made means we turn away other interested guests. Attempts to circumvent our policies by filing a "chargeback" with your credit card company will result in an additional $200 billed to your credit card to cover our time in disputing these actions.
RESERVATION LENGTH: Regardless of late check-in, early departure, no no-show, guest is responsible for payment for all reserved dates.
KITCHEN USE: There are no kitchen facilities for guest use. There is a refrigerator/freezer and hot/cold water for guest use.
"WHOLE HOUSE RENTAL" refers to payment of one flat rate. Whether one bedroom or all five are used, a rental of the whole house is just that, except for kitchen facilities. Maximum capacity, 11-12 guests. Whole house rental does NOT include kitchen.
"Life in the country": Life in a rural community is very different from life in the city. Please do not expect stores to remain open 24 hrs/day or there to be a gas station or fast food on every corner. Temperatures vary so please bring a range of clothing, and comfortable sturdy shoes. Your cell phone will likely not work at the house, so please bring a prepaid calling card if you will need to make long distance calls, or be willing to drive a couple miles down the street or climb a hill in order to pick up reception. If you need to maintain contact with work or family there is a telephone at the B & B that accommodates local calls (bring your prepaid calling card as stated above); this phone can also receive calls. We are also always happy to relay messages to you and can give you a number for family to call if they need to reach you. The house does have high-speed satellite internet and wifi, free of charge. We are not responsible for service outages on the part of Hughesnet or guests who have devices that cannot connect with our network.
Please note: Damage to house and contents and/or theft will result in full repair/placement cost assessed to guest, including legal fees if necessary. If you like decorations, bathrobes, or other household items, please inquire regarding purchase of these items in our gift shop. If guest decides to take items from the house, guest will be charged for items removed. An inventory of room contents is available in each bedroom. We run an honest and ethical business. We strive to offer guests a great place to stay with great rates. Please be respectful of our home and policies, and be considerate of other guests.
